As a Full-time Real estate agent in Ohio, I am required to stay current on all state and federal laws and regulations related to housing. Mediate all contract negotiations between buyers and sellers that I’m involved with. Ensure all parties involved in a contract are satisfied and understand all aspects of the transaction. I have been actively involved in a wide variety of “Short Sales”, working with home owners who are struggling to make ends meet, while discussing issues such as condition and price with the respective banks involved. Explaining the process of a Short Sale, to the homeowner, is imperative. Starting in 2008, I have successfully negotiated and closed over twenty Short Sale transactions involving financial institutions recognized nationally. Considering the average time it takes to close a Short Sale is around 9 months, we seem to almost have it down to a science. Starting in 2009, I teamed up with Jan Augenstein to provide homeowners with the best possible advice on preparing their home for sale in a difficult market. From the start, we evaluate what the major concerns would be for buyers in their respective area. After evaluating what is needed to sell the property in the shortest amount of time possible for the best possible price, we prepare a “To Do” list for the sellers. The sellers then, decide what they can/will be able to accomplish on their own. We provide list of qualified contractors that can do the work needed for the best prices possible, while keeping the work at a high quality. After work is completed, Jan uses her creative genius to stage the home for the sale. During this time, we have had tremendous feedback from sellers, and buyers alike.
